Prince William County Real Estate Market Update for March 30th 2011

Let’s take a look at the real estate market in Prince William County. Currently there are 1313 sales pending in the market overall, leaving 1457 listings still for sale. The resulting pending ratio is 47.5% (1,319 divided by 2,776). So you might be asking yourself, that's great... but what exactly does it mean? I'm glad you asked!

Typically, a pending ratio indicates the supply and demand of the market. Specifically, a high ratio means that listings are in demand and quickly going to contract. Alternatively, a low ratio means there are not enough qualified buyers for the existing supply.

Taking a closer look, we notice that the $100K - $200K price range has a relatively large number of contracts pending sale. We also notice that the $200K - $300K price range has a relatively large inventory of properties for sale at 297 listings. The average list price (or asking price) for all properties in this market is $360,880.

A total of 2470 contracts have closed in the last 6 months with an average sold price of $275,857. Breaking it down, we notice that the $100K -$200K price range contains the highest number of sold listings. Alternatively, a total of 243 listings have expired in that same period of time. Listings may expire for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about selling at this particular time. The $200K - $300K price range has the highest number of expired listings at 60 properties.


You might be wondering why average days on market (DOM) is important.
This is a useful measurement because it can help us to determine whether we are in a buyer's market (indicated by high DOM), or a seller's market (indicated by low DOM). Active listings, or properties for sale, have been on the market for an average of 122 days.

Analysis of sold properties for the last six months reveals an average sold price of $275,857 and 52 days on market. Notice that properties in the $0K - $100K price range have sold quickest over the last six months. The average sold price for the last 30 days was $257,996 with an average DOM of 61 days.

Since the recent DOM is greater than the average DOM for the last 6 months, it is a negative indicator for demand. It is always important to realize that real estate markets can fluctuate due to many factors, including shifting interest rates, the economy, or seasonal changes.

In our case, we typically use the list-to-sale ratio to determine the percentage of the final list price that the buyer ultimately paid. This estimate is often used to determine how long it would take to sell off the current inventory of listings if all conditions remained the same. It is significant to mention that this estimate does not take into consideration any additional properties that will come on the market in the future.

Let’s take a look at the real estate market in Prince William County. Currently there are 1117 sales pending in the market overall, leaving 1532 listings still for sale. The resulting pending ratio is 42.2% (1,117 divided by 2,649). So you might be asking yourself, that's great... but what exactly does it mean? I'm glad you asked!

Typically, a pending ratio indicates the supply and demand of the market. Specifically, a high ratio means that listings are in demand and quickly going to contract. Alternatively, a low ratio means there are not enough qualified buyers for the existing supply.

Taking a closer look, we notice that the $150K - $200K price range has a relatively large number of contracts pending sale. We also notice that the $0K - $50K price range has a relatively large inventory of properties for sale at 242 listings. The average list price (or asking price) for all properties in this market is $321,182.

A total of 2609 contracts have closed in the last 6 months with an average sold price of $285,368. Breaking it down, we notice that the $200K -$250K price range contains the highest number of sold listings. Alternatively, a total of 293 listings have expired in that same period of time. Listings may expire for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about selling at this particular time. The $150K - $200K price range has the highest number of expired listings at 41 properties.


You might be wondering why average days on market (DOM) is important.
This is a useful measurement because it can help us to determine whether we are in a buyer's market (indicated by high DOM), or a seller's market (indicated by low DOM). Active listings, or properties for sale, have been on the market for an average of 120 days.

The resulting pending ratio is 41.4% (1,102 divided by 2,663). So you might be asking yourself, that's great... but what exactly does it mean? I'm glad you asked!




Typically, a pending ratio indicates the supply and demand of the market. Specifically, a high ratio means that listings are in demand and quickly going to contract. Alternatively, a low ratio means there are not enough qualified buyers for the existing supply.



Taking a closer look, we notice that the $150K - $200K price range has a relatively large number of contracts pending sale. We also notice that the $0K - $50K price range has a relatively large inventory of properties for sale at 241 listings. The average list price (or asking price) for all properties in this market is $324,374.



A total of 2699 contracts have closed in the last 6 months with an average sold price of $287,241. Breaking it down, we notice that the $200K -$250K price range contains the highest number of sold listings. Alternatively, a total of 298 listings have expired in that same period of time. Listings may expire for many reasons such as being priced too high, having been inadequately marketed, the property was in poor condition, or perhaps the owner had second thoughts about selling at this particular time. The $150K - $200K price range has the highest number of expired listings at 43 properties.

Another way experienced property investors make good money is that they search for and find properties that are not well taken care of financially. Sometimes an investor has a good property, but it is mismanaged and they are either losing or not making as much money as they should.

You see this in really large apartment complexes. If they are under bad management, the investors are probably losing money because of low rent amounts or because the manager does nothing about late or non existent rent payments. Some tenants will take advantage of you in a second if you let them. You give them an inch, they take a mile. You must nip things like this in the bud.

So what can you look for to find this type of property? As mentioned earlier, checking the rent amounts will be a good indicator, you don't want them too low. Also if the owner has maintenance problems, or needs money, or they have high vacancy rates. These are all good signs that the property is being mismanaged.

If you can find this type of property I say jump on it. Generally you can get great terms and you should get a great return on your real estate investment.

Of course you should look at the numbers seeing what potential is there and what is needed to realize that potential. Only get into the investment property if you can see on paper that you will be making enough money to justify the investment. Look at the condition of the property and see how long the spaces have been vacant. The longer a space has been vacant the more poorly it has been managed.

Some of the other things would be easy to notice. The cleanliness of the vacant apartments, how much are they promoting the available spaces, things like that.

How to Minimize or Avoid Paying a Down-Payment


Today’s homebuyers, particularly first-time buyers, are looking for mortgage programs that provide convenience and flexibility. One of the most commonly sought programs is the 100% financing, zero-down loan. Lenders offer these loan programs, but it is truly buyer beware in most cases, because the lender may require PMI (private mortgage insurance) or other security measure and fees.



If your income and credit will be accepted by a rental agency for an apartment, then you can get approved to buy a home with no down payment. The reason that many people choose to rent instead of buy is that they believe they will need to have enough savings to cover 20% of the home’s purchase price in a down payment. Fortunately, lenders realize that most people (particularly those who do not already own a home) will be unable to come up with a 20% down payment and have designed programs precisely for that situation. Consequently, renters are advised to speak with a mortgage company to learn about available mortgage programs before signing a rental lease.



Be aware that a zero-down mortgage will probably not get you the most competitive interest rate. You will be paying a premium for the ability to borrow funds without providing security in the form of a down payment. The interest rate may be reduced with a down payment of as little as three to five percent, but you will always pay a higher rate for the privilege of not having a down payment. You will need to have excellent credit in order to qualify for a no-money-down loan with a competitive interest rate.



Many people do not realize that getting a no-money-down loan means that you will not be required to pay any closing costs. In this case, the lender is actually providing the borrower with more than 100% financing.



One of the ways that lenders help borrowers with little or no down payment is to provide them with what is commonly known as a piggyback loan. In this type of program, the borrower receives a mortgage loan equal to 80% of the home’s purchase price and a second mortgage loan that is equal to 23% of the purchase price.



If lenders can’t or won’t assist a borrower, a government guarantee program might allow the borrower to qualify for a zero-down loan or a down-payment assistance program. These loan programs are often very competitive and are usually open to low-income families and current or former members of the military.



A loan program that doesn’t require any money down has fairly high interest rates. However, today’s interest rates are low and dropping steadily. Therefore, buying a home with a no-money-down mortgage loan has never made more sense.



When you are in the market for a no-down-payment or zero-money-down home loan, carefully research lenders and their loan programs. Each lender is different and some specialize in the area of no-money-down loans.



First-Time Buyer Programs

If any of the following situations apply to you, then you might be eligible for a special first-time-buyer mortgage program that will provide you with a no-down-payment option or down payment assistance:

The following text lists the things that you will need to research before pursuing a zero-down mortgage. This information is important for every borrower, regardless of the type of loan, but it is much more important when you are trying to get a no-money-down loan.



•Your Credit Report: You need to know in advance what is on your credit report. Having minor blemishes credit report usually is not a problem for most borrowers, but a large number of significant credit problems can reduce the amount that you will be able to borrow. Your debt should be as low as possible prior to applying for a mortgage loan, because one of the factors used by lenders to determine your creditworthiness is your debt-to-income ratio. Also check whether the majority of your debt is spread out over different accounts, because a lender will view several accounts more positively than a single account.



•Your Available Cash: Even when you are trying to get a no-money-down loan, you should try to increase your liquid cash as much as possible before you apply for a mortgage loan. One way to do this is to liquidate some assets, such as stock holdings and bonds. Lenders will often overlook blemishes on your credit report if you can cover at least two months of debt payments with your reserve cash.



•Find the Best Lender: In order to find the best mortgage program for your particular situation, you need to research the individual lenders offering no-money-down loan programs. Because lenders define zero-down mortgage programs in different ways, it is important to find the lender who offers the right type of program for your specific situation.



•Investigate Other Types of Loans: Perhaps other types of loan programs will meet your needs, giving you the opportunity to become a homeowner even when your cash reserves are inadequate for a standard 20% down payment. It is not uncommon for lenders to allow you to borrow two separate loans – one for the down payment and closing costs, and another for about 80% of the purchase price of the home.

Information on Manassas Virginia

So you are thinking of moving or taking a vacation to Manassas Virginia… I have lived in the Manassas area all my life, so I know a little something about this town.


Manassas is located in Prince William County. It is 27 miles west of Washington DC. Manassas is mostly known for the Manassas National Battlefield Park. There were two major Civil War battles held at the spot. The first battle was held on July 21. 1861. Almost a million people visit the Manassas battlefield a year.

Manassas has its own airport called the Manassas Regional airport, also known as Harry Davis Field. At the airport there is a stop for the Virginia Railway Express. (VRE). The VRE connects Manassas are commuters to Washington Dc. The airport is home to many private jets and private plane owners

Northern Virginia community college has a Manassas campus located right outside the Manassas Battlefield. Also Strayer University, George Mason University, and ECPI College of technology have campuses in Manassas

Manassas has three high schools. Osborn which is located in the city of Manassas, Stonewall Jackson and Osborn Park which are both located in Prince William County. The city of Manassas Park has their own high school Manassas Park High.

The major highways of Manassas are route 234 which connects I-95 and Route 66. Route 66 goes from Washington DC to Winchester. IT passes through Manassas.

On October 9, 2002, the 11th of the Beltway Sniper attacks occurred in Manassas at a Sunoco station on route 234/Sudley road.

Located within minutes from Manassas is the Jiffy Lube Live pavilion which is home to many concerts everywhere. Also there is a water park located right outside of the neighborhood Sudley. The water park is called Splash Down and it is primarily open in the summer and spring months.

Every mortgage loan comes with a clause that allows the bank or lender providing the loan to repossess the homeowner's property if they do not make adequate monthly payments toward their mortgage. These clauses are also backed up by state law. In the event a homeowner fails to pay their mortgage debt off in a timely manner, the bank or lender will begin the process of foreclosure.

It's important to remember that foreclosure proceedings are often subject to unique state laws, so it's always important to look into foreclosure laws in your own state. In most cases, a foreclosure begins when the lender issues a Notice of Default, informing the homeowner of their delinquent status. The homeowner then has a specific window of time during which they can pay off their default debt and avoid a foreclosure. However, if they can't pay of their debt in this time, the lender will move to the next stage of the foreclosure process: scheduling a foreclosure sale.

In some areas, the lender may have to do this through the court system, while in others they may be able to do it on their own. It all depends on whether the mortgage has a Power of Sale clause, allowing the lender to pursue a sale themselves. Either way, the date of the sale usually has to be a certain time in advance, as provided by local law. Up until that time, the homeowner may halt the entire foreclosure process if they can pay back either their initial default debt or the entire value of the mortgage loan, again depending on local laws.

If the homeowner cannot meet the necessary payments to halt the foreclosure, then a foreclosure sale will proceed. The foreclosure sale is almost always an auction sale taking place at a public venue where anyone may bid. After a winning bidder is established, they usually make a down payment on their winning bid, and are awarded ownership of the property.

In some cases, the original homeowner is still allowed a redemption period after a sale. During this time, if the homeowner pays off the full amount of their mortgage loan, they can regain ownership of the foreclosure home.
